You made a few mistakes

1. You always have to check credit.

2. Spend most of the time do screening so you will avoid trouble later on.

3. Even in the lease, you should state the annual rent increase will be according to the BC government guideline instead of no increase for 2 years.

4. Whenever the 洗碗机,洗衣机 are broken, then buy new ones or fix it, do not fight for it.

6. You can ask them to move by paying them the last month rent (or 2 months?) and give them advanced note according to the policy of BC Residential Tenancy Act. Read the RTA yourself before you talk to the tenants. You should actually have parents or kids movie in (not brothers or sisters) to ask them to move out, this has to be genuine instead of using it to boot out the tenants.

7. The key thing to have a peaceful life with the tenant is to really treat them nice and think them as your friends. Would you complain and grump about the broken washing machine if your daughter rent your place? you will not right? So why you complain about the tenants then? If you do not have the right attitude then do not buy a house and rent it out, you will be very miserable with every tenant.

If you really can not get along with the tenant and do not have relatives to move in or do not have any planning to do any modification to the suite, then you should honest to talk to the tenants and tell them the landlord and the tenants do not get along so if there are any ways that you could help them to find another place so they will be happier? Just like "divorce talk" to get the other party divorce you by making them an offer, get it? By continuing puting the blames on the tenants will not solve your problems.

Remember you must think three times before you rent to a person or a party, money is not the most important after this experience, right? To find the right tenant is more important than getting more money, remember this point.
